ENGINEERED TRUSS SYSTEM – Through the use of sophisticated computer software, industrial precision equipment, trained personnel, and graded lumber, Structural Truss Systems are a quality engineered component which enhances the appearance and lifetime of the home. Engineered wood products are stronger and straighter minimizing the chances of warping, shrinking, or twisting.

ENGINEERED FLOORING SYSTEMS (I JOIST) – Engineered Wood I-beams have several major advantages. First, they are much stronger, straighter and stiffer than conventional sawn lumber. Consequently they provide less deflection, which translates into better floor construction. As a result of their strength, wood I-beams can be used to cover larger spans and can be separated on wider on-center spacings. Because of their unique construction wood I-beams do not warp, shrink, cup or twist and thus they are able to create stiffer floors that have fewer tendencies to settle or squeak.

SEAMLESS EAVESTROUGHS – Seamless eavestroughs are cut and bent from a single piece of tubing. That means with few exceptions, seamless gutters have no joints, fasteners or other fissures that could ultimately give way to the ravages of time. Although seams do exist in corners and the connections to downspouts, these can generally be secured far better than traditional gutters.

ALLOWANCE FOR FRONT DOOR – Each custom home can be made even that much more unique with the selection of the front door.

WINDOWS – High quality window package designed and purchased from a locally owned business. All windows are Low e and argon filled with multipoint locks and upgraded seals. Low-emissivity (Low-E) windows feature glass that has a thin coating on the glass within its airspace that reflects thermal radiation or inhibits its emission reducing heat transfer through the glass. This coating or film allows light in, but prevents some solar rays from being transmitted through the glass.

POURED CONCRETE FOUNDATIONS – Poured concrete walls provide stronger, drier, better basements. They offer performance that block walls simply can’t match.Poured walls have a compressive and flexural strength several times that of block and far beyond the required safety factor. The increased strength, density, and joint-free construction of poured walls dramatically reduce basement water problems. Poured wall construction is virtually maintenance free.

ASPHALT DRIVEWAY – Ensures years of maintenance free use.

FULLY SODDED YARD – Every home comes complete with a fully sodded yard.

DRAIN WATER HEAT RECOVERY UNIT – This simple unit will help save money on the cost to heat water. Wastewater from the shower flows down the inner wall of the copper pipe and preheats the fresh water from the water supply system which is simultaneously ascending through the coiled copper tubes. The preheated fresh water will therefore be warmer when it enters the water heater, and subsequently when it is sent to the shower.

TANKLESS WATER HEATER RENTAL – Tankless water heaters heat entirely on demand only when hot water is needed. Since there is no hot water storage, thermal heat loss is almost completely eliminated. Tankless heaters never run out of hot water – they can literally run all day long if necessary and they will never stop producing hot water since they heat water instantly on demand.

To ensure a traditional heater refreshes at a reasonable rate, most heaters are set at very high temperatures. This wastes energy and increases risk of scalding, especially for children and the elderly. Sophisticated tankless heaters allow you to set the ongoing water temperature to a much more reasonable and safer temperature, closer to the actual temperature you will use the water at, thereby reducing risk of scalding. Hard water scale forms most readily when water is heated for extended periods. Hard water scale quickly coats the internal components causing a loss of efficiency and shorter life, and often leaks. Since hot water is not stored, tankless water heaters generally handle hard water minerals and sediments much better than conventional tanks. This makes them far less likely to leak or rupture, and able to maintain efficiency throughout their whole lifecycle.

HRV – HRV is a sophisticated technology designed to keep your home fresh and aired out by constantly feeding in fresh air while ejecting the stale air from inside. By simply exchanging the air in the home we can regulate the moisture levels in the home. All of the incoming air is filtered to remove dusts, pollens and other contaminants and at the same time smells and odours of all types are expelled from the house. The chamber inside the unit allows the warm stale air to transfer its heat to the cooler incoming air reducing your heating costs. Or in the summer months when the temperatures are reversed the HRV decreases cooling costs. Your home is fresher and healthier.

CENTRAL AIR – All Zulich Homes come with a complete package for interior climate control including central air. This helps to regulate humidity levels and reduce the natural shrinkage and swelling of building materials that always occur in our climate.

SPRAY FOAM HEADERS – Headers are areas between the top of the basement wall and the start of the first floor that are typically difficult to insulate well and expose you to heat loss and air leakage. This problem can be rectified by applying polyurethane spray foam. The perfect seal and insulating properties of spray in place foam make this an excellent place for using this modern building material.
